  • 01How long does the QuickLease audit take?

    Five business days from the moment we receive a complete document set (community bylaws, draft deed, property registry extract). The 30-minute kickoff call typically happens within 24 hours of the payment confirmation.

  • 02What documents do I need to provide?

    Community bylaws (estatutos de la comunidad) and the latest libro de actas, a draft deed (escritura proyecto) or compraventa pre-contract, and the most recent nota registral. You upload them through a secure link we send you after the kickoff call.

  • 03What happens if the property does not comply?

    You receive the same lawyer-signed PDF with the precise non-compliance items cited statute by statute and registry by registry. The report becomes your negotiation tool with the seller — to renegotiate the price, request remediation or walk away. If the property is structurally barred from rental (e.g. licence moratorium with no foreseeable lift), the report makes that explicit so you can make a clean go / no-go decision.

  • 04Does QuickLease cover every Comunidad Autónoma?

    Yes. We audit across all 17 autonomous communities plus the two autonomous cities (Ceuta and Melilla). The four-layer methodology adapts to the regional rental decree of each CCAA, including the specific sanction tables of Andalucía, Cataluña, Baleares, Canarias, Valencia and Madrid.

  • 05What exactly does the €1,000 + VAT cover?

    The complete four-layer audit (Comunidad de Propietarios, Ayuntamiento, Comunidad Autónoma, Registro Autonómico de Turismo), the 30-minute kickoff call with the assigned lawyer, the lawyer-signed PDF in English (Spanish on request), a plain-language risk summary suitable for the notary appointment, and one follow-up email exchange to clarify findings. Notary fees, registry fees and transfer taxes are out of scope.

  • 06After Tribunal Supremo 620/2026, what changes?

    The Supreme Court's 620/2026 judgement consolidates the doctrine that a property without an active entry in the autonomous tourism registry cannot legally take tourist bookings, regardless of municipal licence status. The registry entry IS the operating title. Every QuickLease report now includes a post-620/2026 compliance check on the registry status of the target property.

  • 07What is the difference between turístico, temporada and residencial rental?

    Three distinct regimes. Tourist (VT) rental is governed by the regional tourism decree and requires registry entry — typically days or short weeks. Alquiler de temporada (Civil Code framework, not LAU) covers seasonal rentals — weeks to months for a specific finite purpose. Residential rental (LAU 29/1994 as amended) covers vivienda habitual — multi-year tenancies as the tenant's primary home. Misclassifying any of the three triggers different tax and sanction regimes. QuickLease maps which of the three your intended use falls under, given the property's regulatory position.

  • 08Can I request the audit before signing arras?

    Yes — and that is the recommended timing. Running the audit before the arras contract means you can withdraw or renegotiate without losing the deposit. If you have already signed arras, QuickLease still delivers a clear go / no-go signal before the notary appointment, and the report can support a claim against the seller for non-disclosure where applicable.

  • 09Which languages is the report delivered in?

    English by default. Spanish on request at no extra cost. A bilingual side-by-side version is available as an optional add-on quoted on request.

  • 010What is the refund policy?

    If QuickLease cannot complete the audit because third-party records are unavailable (e.g. the community refuses to release the libro de actas, a municipal record is sealed pending inspection), the full €1,210 is refunded. If you cancel after the kickoff call but before document review, a 50 % refund applies. After document review begins, the audit is delivered as agreed.
